Anchorage Assembly Adopted the R-2 Zones Bulk and Height Amendment, AO No. 2022-36, on April 26, 2022
The public hearing draft amendments to the R-2 zones two-and-one-half-story (2½-story) height limit and other dimensional standards (PZC Case No. 2021-0111; AO 2022-36) received final approval from the Anchorage Assembly on April 26. The amendments become effective on Thursday, May 26. See the R-2 project page.
Anchorage Assembly Adopted the Anchorage Downtown District Plan, AO No. 2022-27 on April 26, 2022

PZC Public Hearing on the draft Title 21 Text Amendment to Parking and Site Access Standards, PZC Case No. 2022-0026
The public hearing draft Title 21 parking and site access amendment was released on February 7, 2022, for public review and comment. The public hearing at the Planning and Zoning Commission (PZC) was held on April 11. The PZC deliberations for this case are being scheduled for Monday, June 6. Small Area Implementation Plan (SAIP) - AO No. 2021-46(S) Approved
The Anchorage Assembly adopted the Small Area Implementation Plan, a new master planning tool in Title 21, Chapter 21.03, Review and Approval Procedures, on June 8, 2021. This project, which was brought forward by the Planning Department as a public hearing draft in February 2021, has implemented Anchorage 2040 Action 2-11.
The Anchorage 2040 Land Use Plan shows the near-term actions to take in order to achieve the housing, neighborhoods, and mixed-use centers envisioned in the plan. Below are current and upcoming projects, with participation opportunities, to carry out some of the 2040 actions listed on page 96 of the Plan. These projects make changes to Anchorage's development regulations for housing and mixed-use:
- R-2 ZONES BULK AND HEIGHT AMENDMENT: This project proposes to amend the 2.5-story limit in the R-2A, R-2D, and R-2M residential zones, by allowing for 3-story residences in certain locations and situations, subject to mitigating features, such as height transitions.
