B-3  --  General Business District

The B-3 district is intended for general commercial uses in areas exposed to heavy automobile traffic.   Most of the commercial property in Anchorage is zoned B-3.  This district is governed by section 21.40.180 of the municipal code.

1 Dwellings are permitted in commercial structures with a gross floor area not less than 5,000 square feet.
2 Minimum density of 12 dwelling units per acre (maximum of 3,630 square feet of lot area per dwelling unit.)
3 If a side yard is provided, it must be at least 10 feet wide.  If the property abuts a residential district, the minimum side yard is 10 feet.
4 Plus 1 additional foot for each 5 feet of building height over 35 feet.
5 If the property abuts a residential district, the minimum rear yard is 15 feet.
6 Except by Airport Height Zone regulations.
7 Buffer landscaping is required along lot lines abutting residential districts.  Visual enhancement landscaping is required along the perimeter of driveways, parking and vehicle display areas (except adjacent to classified streets), and in all areas of the lot not occupied by authorized installations.  Arterial landscaping is required along streets of class I, II and III in the Official Streets and Highways Plan.
