| Upon seeing the proposed final layout, I was astounded to see that the plan is to connect Spruce St all the way uphill to Miranda Dr. What sense does this make except to create unnecessary traffic flow through our currently quiet, safe, and serene street here on Miranda Drive and connecting streets beyond. There are always children, adults, pet's, and moose that roam in these areas. It would make more sense for traffic from this proposed development site to use Spruce St to go directly to and from 68th Ave, which is well suited to higher traffic flows with sidewalks and efficiency in getting to/from virtually any other place in the city. There would be no good reason or advantage to climb up a steep hill to Miranda Dr and go the long way through quiet neighborhoods with stop sign,etc. It would inevitably lead to increased accidents, increased concerns of erosion, drainage, wildlife disruption, and loss of privacy for many. Also, there is a pretty big drop in elevation, so the hill would require a lot of fill that would effect the layout for the proposed lots as far as access and safety. It would also be very icy and steep in winter. It would also impede with the wildlife passage, bird nesting areas, and possible property value loss for those homeowners in the surrounding areas. Please consider not connecting Spruce all the way to Miranda Dr and leave a buffer of forested greenbelt of at least 20 ft or more along the entire eastern border of the property being petitioned that will allow for the continued use by the wildlife and help provide privacy, safety, and peace in our community. | What about all the ducks that use the pond that forms at the end of 72nd Ave every year? Are they going to punch a road through there and remove their habitat? I am also very concerned about the decimation of the green belt habitat that runs through the Eastern border of the property. We see moose and their young here consistently year after year, often mothers with twins. They often lay rest, feed, and sleep at the Northeastern portion of the property near our house at the North end of Miranda Dr where the 33 ft road reserve area is on it and running North and South along the fence line and wooded area. I propose a buffer or green belt be kept/added as a requirement to be honored by and developer or builder along the Eastern edge of the property to allow the continued use by the moose and wildlife as well as some sense of privacy by the surrounding residents against this urban sprawl that is bound to remove more and more of the little remaining bits of real Alaska that remain until we live in "Just another City" with disregard to what Mother Nature planned here. Maybe trees could be planted by the developers to help maintain a Habitat/privacy barrier as well as for erosion control. Thank you for your consideration. Sincerely, Neil Minkin | |
