I am highly supportive of the proposed changes and encourage PZC support. I would ask PZC to consider some further enhancements that could make this more effective in meeting the overall goal of 10,000 homes in 10 years. 1. Multifamily, Dwelling Unit, Relocatable and Relocatable Dwelling Unit Community should be allowed in B-1A, B-1B, and RO as well as B-3. 2. Townhouses should also move from Administrative Site Plan Review to Permitted Use for RO. 3. Minimum Lot Area for R-3, R-3A, R-4, R-4A, B-1A, B-1B, B-3, and RO should be unrestricted, with 21.08.030K being repealed. This is an archaic and needless restriction on development that presents a default minimum lot size of approximately 2,700 square feet. 4. Maximum Height of Structures should be 75 feet (except where unlimited in Table 21.06-1), which would better align with the forthcoming amendments to the building code, which will allow single egress for up to six stories. There is no reason that the B-3 in east downtown, or the Muldoon Town Center should be limited for 45 feet for housing.
