| Huffman O’Malley Community Council will support a zoning change in case 2014-0105 from R-6 to R-7 only. Both Title 21 and Hillside District Plan recognized the need for transition between higher destiny and lower density land use on the hillside, the result is R-7 zoning, Low Intensity Residential, 1 to 3 dwelling units per acre. (HDP 2-17) This 8 ½ acres is located in an area where this transitional zoning option can and should be utilized for the following reasons. abuts a R-6 Single family residence to the East. R-6 Single family residence along Huffman to the South. located in a traffic congested intersection and corridor area. Already has high density located to the West on Lake Otis. Already has higher density than warranted to the North of property. Will partially mitigate the Wetland impact on this property. The Huffman O’Malley Community Council recognizes that this area of the Lower Hillside is the area encouraged to place growth due to the proximity of existing infrastructure such as sewer, water, and public services. However, the Huffman O’Malley Community Council believes that the addition of R-1 higher density housing will adversely impact an already over built area and create additional traffic congestion and intersection problems already existing in the Lake Otis and Huffman roads corridors. Therefore, the Huffman O’Malley Community Council does not support the proposed R-1 zoning change being sought by this petitioner. | |
