I support the rezone. Anchorage needs more buildable lots. Allowing a rezone to R-6 will allow more houses to be built and will increase the tax base. The lots currently on Snowflake are all R-6 lots, so it makes sense that these lots should also be R-6 lots.

If this petition is considered for approval I would highly reccomend that all traffic for this area be routed in and out via Mountain Air Drive. Adding additional traffic at or below the crest of the hill on this blind corner from Snow Flake Drv or Mesa Pl. will add to the dangerous situation already experienced by those of us that exit/enter Rabbit Creek Road via these 2 drives as well as Mossberry Pl. and Sierra Way. Thank you for any consideration you take for the exisitng residanets of this area. Most of whom have lived 20 to 40 years in this area and are getting scared to get on or off Rabbiti Creek Rd due to the speed and number of vehilces passing.

Retaining the R-9 zoning maintains the rural neighborhood, creates no driveway issues and complies with the Hillside District Plan which states that original zoning be followed. Six large 2.5-acre lots would be very desireable residential parcels; and provide ample financial benefit to the developer without the need for changing anything.

The rezone application is on the Rabbit Creek Council's website. It has the soil tests, but not a plat. I'd like to comment on the rezone but can't do that with any degree of knowledge without seeing a drainage plan and seeing how other conditions for a new subdivision will be met. It is difficult to judge if a rezone is indicated, without seeing a plat. However, the soil tests show high groundwater in several of the tests. Why would higher density be indicated with poor soil tests? There are wetlands to the east and north east. The adjacent school is built on pilings due to the wetlands. There are wetlands east of the fire station as well. I do not see soil tests for lots BB and BC. Please supply a plat before deciding on this rezone. There are too many questions left unanswered without one.

Considering the many wells and septic systems already existing in the comparatively tight quarters of the Mountain Air Estates Subdivision, I think it would be unwise to reduce the miniumum size of the lots for the remaining undeveloped property. I request that these 11.86 acres remain as R-9 and NOT be rezoned to R-6, for the health and well-being of our neighborhood.
