I have lived in Rogers Park since August, 1970. The subdivision is zoned R1 and should remain so--to preserve a family-oriented neighborhood. Since Marlis has lived on Glenwood St, she has pushed the zoning laws to the limits--starting with renting rooms in her home for additional income and now blatantly having two additional family dwellings (an over-the-garage apartment and the garage as a living unit), qualifying them as "not apartments, but mother-in-law units" by removing the electric range and providing a microwave and toaster oven to prepare meals. An exemption should not be made for Marlis Schmidt's Rogers Park property(ies)--this will only encourage other multi-family dwellings to be built resulting in more traffic and higher turnover of residents.

Our family moved here to Rogers Park in 1972 to get away from a subdivision that had a bunch of duplexes. Roger Park is zoned R-1 and should remain zoned R-1. If one person is allowed to get an exemption to that zoning it would encourage others to seek an exemption also. That is not what we want, the streets, alleys and lots in this sub-division were not desined for multiple dwellings. I ask that the exemption requested by Marie Schmid be denied.

I have lived on Galewood Street for over 35 years. This is a neighborhood zoned as R-1 One-family residenrtial district and should remain R-1. The lot sizes are ideal for one family residential homes. This is a family neighborhood and the zoning should be enforced and not changed.

My husband and I purchased our home in part because this neighborhood is zoned R-1. We considered two other homes in neighborhoods that allowed multiple families to live on a lot, duplexes and apartments. Our little house is in exactly the kind of "pocket" neighborhood we desired. Ms. Schmid could easily find income producing properties for her future tenants if she were to invest in one of the many neighborhoods that allow such use.

I pass by this property on a daily basis, and, with the multiple structures, it is clearly not a rsidence for a single family. I own and have lived in the same, 1950's era house in Rogers Park for more than 25 years and value the quality of life afforded by the R-1 zoning. The R-1 designation must be upheld and enforced for this property or other property owners will surely follow suit. What is the point of any zoning if it is not enforced?

Please uphold the integrity of R-1 zoning in the area. The land use regulations are in place for a very important purpose and should be upheld.

The basis for the appeal is unclear to me. R-1 zoning exists to define and maintain the single-family residential character of a neighborhood. This homeowner owns multiple single-family rental properties in the neighborhood. This is clearly OK. But *if* she is collecting rent for the unit she built above her garage then that violates the sine qua non of R-1 zoning ...

The Rogers Park Community Council requests the Municipality of Anchorage enforce zoning codes to preclude multiple dwelling units on properties zoned R-1. This resolution passed by a vote of 26 in favor, zero opposed, and three abstentions at the December 10, 2007 meeting of the RPCC.

Rogers Park is a vibrant, diverse community. Lots are generally small, and most homes were built years ago. R1 is essential to preserving the character of our neighborhood. It prevents crowding, and has encouraged upkeep to our homes. I urge you to protect the integrity of our R1 zoning. Thank you.

What part of R-1 doesn't she understand...and how can she blatently ignore the rules? If exceptions are made for one person ...pretty soon there will be more..then apartments will be added and there goes the R-1 neighborhood. I feel there should not be an exception made on this property.

The current use of this property is illegal and needs enforcement. To contimue use as a mult-family dwelling de-values the single family community and would set precedence for future violations.

Marlis Schmid has a long history of code violations at this property and seems unwilling to abide by the R-1 restrictions in this neighborhood. Most of us chose to live here BECAUSE of the R-1 designation and the resulting quality of life afforded by a smaller poulation density and sense of community that results from a high rate of owners residing in these homes. The solution to Ms Schmid's dissatisfaction with R-1 zoning regulations is astonishingly simple: sell her property in Rogers Park and purchase a multiple unit income property in one of the numerous neighborhoods so designated for this usage.
