Subdividing Land Land can only be subdivided through a platting process. It has been illegal to subdivide land by deed since the mid 1950s - although attempts to do so continue to this day. Platting in the Municipality is done through the Planning Department. There are two platting procedures, commonly called short plats and long plats. Short plats (the "abbreviated plat procedure" in AMC 21.15.125) are for combining several lots into one, for simple subdivisions which contain no more than three lots, and for vacating some easements. Short plats are processed administratively by the Planning Department. Long plats may be for any number of lots, may require variances or vacations of right-of-way, or approval of cluster housing site plans. Long plats require a public hearing before the Platting Board. After plats are approved, they must be filed with the District Recorder's office. Copies of filed plats may be obtained from the District Recorder's office (550 West 7th Avenue, Suite 1200) or at the municipal permit center (4700 South Bragaw.) The Planning Department's website has a page outlining the subdivision process, and they also have a FAQ on plats. |
