R-3 Multiple-family residential district

The R-3 district includes urban and suburban single-family, two-family and multiple-family residential uses with medium population densities.  This district is governed by section 21.40.050 of the municipal code.

Minimum lot area 1-4 dwelling units: 6,000 square feet
5 dwelling units: 8,500 square feet
More than 5 dwelling units: 8,500 plus 1,000 square feet per dwelling unit over 5
Minimum lot width 1-4 dwelling units: 50 feet
More than 4 dwelling units: 75 feet
Front yard setback 20 feet
Side yard setback 1-2 dwelling units: 5 feet
More than 2 dwelling units: 10 feet
Rear yard setback 1-2 dwelling units: 10 feet
More than 2 dwelling units: 20 feet
Minimum usable yard 1-2 dwelling units: none
More than 2 dwelling units: 400 square feet per dwelling unit
Maximum height of structures 35 feet
Maximum lot coverage 40%
Driveway surface Paved
Landscaping required Visual Enhancement1 and perimeter2
Setback for animal enclosures 100 feet3
  1. All areas not devoted to buildings, structures, drives, walks, off-street parking facilities or other authorized installations must be planted with Visual Enhancement landscaping.
  2. Perimeter landscaping is required for parking lots serving more than 3 dwelling units (see AMC 21.45.080.W.6 and W.10.)
  3. The outdoor harboring and keeping of dogs, animals, and fowl is a conditional use.
