About Business & Personal Property
Business and personal property taxes are used to help pay for local government services such as schools, roads, police and fire protection. The Assessor is required by law to assess personal property (mobile homes in mobile home parks) and business personal property.
Owners of mobile homes located in mobile home parks are required to annually complete and file a property assessment return reporting all personal property owned, possessed, or controlled as of January 1st. The return is due January 15th.
All business owners with business personal property valued over $20,000 are required to annually complete and file a property assessment return reporting all business property owned, possessed, or controlled as of January 1st. The return is due April 20th.
Returns received after the applicable deadlines are subject to a 10% late penalty. If a return is not received then the Assessor is authorized to file an involuntary return for the business or mobile home, estimating its value. Involuntary returns are also subject to the 10% late penalty.
The Municipality’s Personal Property Section reviews each return, establishes an assessed value, and notifies the taxpayer. Taxpayers then have an opportunity to appeal the assessed value. Timely filed returns are reviewed first while late and involuntary returns are not processed until later in the year.
