Comparison of Residential Districts' Uses and Dimensional Standards for the Current and Proposed Codes

Real Estate Task Force

In October and November of 2004, the Mayor’s Real Estate Task Force, with assistance from the Planning Department, “tested” the proposed development standards in Module 3 in a three and a half day workshop.  With the help of three consultants, they examined seven recent development projects, including single- and multi-family residential and commercial developments, to identify issues and to compare costs (in 2004 dollars) of building the projects under current code requirements and under the proposed standards.  Each consultant wrote a report (posted here) of their findings.  The Planning Department, having noticed a few statements that were based on misinterpretations of the proposed code or mistaken impressions garnered during the workshop, made a few clarifications in a memo (also posted).   Chris Duerksen of Clarion Associates, one of the consultants hired to rewrite Title 21, also attended the “testing” workshop and submitted his comments and conclusions (also posted).
