| Title 21 Rewrite - Economic Impact Analysis |

Development Strategies, a consulting firm under contract with the Municipality, prepared a draft Economic Impact Analysis (EIA) of the Title 21 Rewrite. The EIA focuses on new land use regulations proposed in the Title 21 Public Hearing Draft now under review. The EIA measures potential economic impacts in two ways: impacts on land values compared to land development potential, and impacts on development costs to comply with the proposed regulations.

Downtown Anchorage Comprehensive Plan |

The Assembly amended and adopted the new Anchorage Downtown Comprehensive Plan on December 11, 2007. The document is available for purchase at the Planning Counter at 4700 Elmore Road.
As part of the Downtown Plan process, the firm Robert Odland Consulting was retained to develop a revised Title 21 land use and development code for the central business district. Preparation of this revised Downtown code has begun, and a public review draft is expected to be released later in 2008. Hillside District Plan |

The planning process for the Hillside District Plan (HDP) is underway. The Municipality has hired MWH, an engineering and planning firm in Anchorage, as the lead project consultant. For more information, see the project webpage.

Title 21 Land Use Code Rewrite |
|
The Assembly has scheduled separate public hearings for Chapters 4, 5, and 6 in May and June. Chapters 3, 7, and 14 have not been scheduled yet.
Chapters 7 and 14 await action by the Planning and Zoning Commission. The Planning and Zoning Commission approved Chapter 3 on April 14, 2008. Chapters 4, 5, and 6 were approved in January.
