Linking Parking & Development – Innovative Parking Solutions

Downtown Anchorage is the civic, cultural and entertainment center for South Central Alaska.  As a regional hub for residents and visitors, downtown Anchorage offers shops, restaurants, tourism activities, theaters, museums, art venues and many other services.

In addition to the new Denaina Convention Center, and the new State of Alaska parking garage, the downtown Anchorage core is experiencing a building boom with new office, retail and residential developments being constructed and others in the planning stages. 

The ACDA Board of Directors and staff are focused on the continuing challenge of providing sufficient convenient parking to keep up with the development.   Two key components of this challenge are:   1) access to land which is large enough for a parking garage and 2) the cost of constructing new parking structures in a high density environment.   The current estimated cost of building parking structures in downtown Anchorage is in excess of $42,000 per space.

With an eye on these hurdles, the ACDA Board of Directors recently approved a resolution supporting public-private partnerships. The goal of this initiative is to link parking development to private development projects.  In the downtown core, developers are not required to provide parking for their projects. That responsibility rests with the Municipality of Anchorage.  The ACDA Board recognizes that future development in the downtown core will create additional demand for parking.   Because we desire to be proactive in encouraging economic development in downtown Anchorage, we have resolved to support public-private partnerships with the goal of finding parking solutions that are beneficial to both private developers and ACDA.

ACDA is pleased to announce that it is “Open for Business” to receive proposals from developers for projects.  Together we can create public access to newly constructed parking spaces while at the same time enhancing the marketability and viability of a proposed project.
