Lot Area and Width
Each lot must meet the minimum area and width requirements of the zoning district in which it is located. Lots must also meet the dimensional requirements of AMC 21.80.300. Lots to be served by on-site septic systems must contain at least 40,000 square feet (see AMC 15.65.110.) The lot area and width are checked when a parcel is subdivided.
In some districts, a portion of the abutting dedicated right-of-way is counted toward the lot area, and a 1% allowance may also apply. These provisions permit the resubdivision of BLM small tracts generally found in south Anchorage and Eagle River/Chugiak.
In multiple-family districts, the minimum lot area depends on the number of dwelling units. In other words, the lot size limits the number of units that may be built on the lot.
Subdivisions that were platted before zoning have nonconforming (grandfather) rights if the lots don't meet the current standards. The code allows these lots to be developed as long as lot coverage, parking, landscaping, and other code requirements are met (see AMC 21.55.020.A.)
