Land Use Division

The Land Use Division is responsible for development reviews (subdivisions, conditional uses, variances), code interpretations, use determinations, nonconforming ("grandfather") rights determinations, and various administrative permits such as bed and breakfasts, transmission towers, snow disposal sites, and premises where minors are not allowed.

Overview of Zoning in Anchorage
Zoning was adopted by the City of Anchorage in 1946 and by the Greater Anchorage Area Borough in 1965. Zoning applies to all areas of the Municipality. The land use regulations are found in Title 21 of the Anchorage Municipal Code (abbreviated as AMC.)
The Municipality is divided into zoning districts according to the type of uses intended for each district - residential, commercial, industrial, public facilities, etc. Each district is governed by its own section of the municipal code which lists the requirements for:

Most of the definitions used in Title 21 are found in section 21.35.020.B of the Code.
The zoning regulations are enforced on private property by the Development Services Department, Land Use Enforcement Division. Street rights-of-way and alleys are the jurisdiction of Right-of-Way Enforcement under Title 24.
Property can be rezoned by the Municipal Assembly after a review by the Planning and Zoning Commission.
