Posted 5/8/08:  The Planning Department has prepared an analysis of how the Public Hearing Draft of the Title 21 Rewrite implements the policies and strategies of Anchorage 2020:  Anchorage Bowl Comprehensive Plan.  The analysis is available for download from the  Public Hearing Draft page.

Posted 4/23/08:  On April 14, the Planning and Zoning Commission recommended adoption of Chapter 3.  Amendments recommended by the Planning and Zoning Commission for Chapter 3 are available for download from the Public Hearing Draft page.

Posted 3/6/08:  The Assembly Title 21 Committee meeting of March 13 is CANCELLED.  The meeting of March 20 will be held in the Mayor's Conference Room in City Hall at the usual time.  See the Public Participation page.

Posted 3/3/08:  The Issue Response Summary for Chapter 3 is available for download from the Public Hearing Draft page.  Planning and Zoning Commission deliberations on Chapter 3 are scheduled for a special meeting on Monday, March 17, 2008, at 6:30 p.m. in the Assembly Chambers at the Loussac Library.

On January 28, 2008, the Planning and Zoning Commission recommended adoption of Chapters 5 and 6.  Amendments recommended by the Planning and Zoning Commission for Chapters 4, 5, and 6 can be downloaded from the Public Hearing Draft page.

Posted 2/29/08:  The draft Economic Impact Analysis (EIA) of the Title 21 Rewrite is now available for review. Go to the project page for more information about the project, meeting schedule, and to downlowd the draft EIA document.

Posted 1/18/08:
  Issue Response Summaries have been prepared for Chapters 5 and 6 and are available for download from the Public Hearing Draft page.  Action is scheduled for these chapters at a special meeting on Monday, January 28, 2008, at 6:30 p.m. in Room 830 of City Hall. 

Chapter 4 was approved by the Planning and Zoning Commission on January 7, 2008.  Chapter 12 was amended and approved by the Assembly on December 11, 2007

Posted 12/10/07:  The Issue Response Summary prepared on Chapter 4 for the Planning and Zoning Commission is now available for download from the Public Hearing Draft page.

Posted 11/14/07:  The Planning and Zoning Commisson held public hearings on Chapters 3, 7, and 14 on November 5, 7, and 8.  An Issue Response Summary will be provided to the Planning and Zoning Commission before deliberation on these chapters.

Posted 10/16/07:  On October 8, the Planning and Zoning Commission unanimously recommended approval of chapter 21.12 with all the amendments proposed by the Planning Department as shown in the Issue Response paper.  Download the Issue Response paper for chapter 21.12 from the Public Hearing Draft page.

Posted 10/16/07:  The Planning and Zoning Commission held public hearings on Chapters 4, 5, and 6 on October 1, 3, and 4.  They are scheduled to deliberate on these chapters starting on December 3.

Posted 8/7/07:  On August 6, the Planning Department posted the public hearing drafts of chapters 4, 5, 6, and 12 of the Title 21 Rewrite.  Download these chapters from the  Public Hearing Draft page.

Posted 7/2/07:  The public meetings on July 12 and 13 for the presentation of the Title 21 Rewrite Economic Impact Analysis (EIA) have been cancelled.  These meetings will be rescheduled for later this summer and posted on the Public Participation page.

Posted 6/14/07:  The Assembly Title 21 Committee is reviewing an interim draft of Chapter 21.12, Nonconformities.  Check the Public Participation page for the meeting schedule.

Posted 6/14/07:  On June 12, the Assembly amended Section 21.08.060, regarding subdivision agreements, and made that section effective immediately, applicable to all preliminary plat applications submitted after June 12.  The amended Chapter 8 can be downloaded from the Documents for Review page.

Posted 4/16/07:  On April 10, the Assembly adopted Chapters 1, 2, 8, and 13 of the Title 21 rewrite.  These chapters will not become effective until the remaining chapters of the rewrite are also adopted, which is anticipated to be in late 2007.  Download the chapters from the Documents for Review page.

Posted 1/31/07:  On Friday, February 2, the Assembly Title 21 Committee will meet to continue discussing Chapter 8, from 8:00 to 10:00 a.m., and from 1:00 to 2:00 p.m. in the Assembly Conference Room in City Hall.

On January 23, the Assembly continued the public hearing on Chapters 1, 2, 8, and 13 to their meeting of March 13.

Posted 1/18/07:  On Friday, January 19, the Assembly Title 21 Committee will meet to discuss Chapter 8, from 11:00 a.m. to 1:00 p.m. in the Assembly Conference Room in City Hall.

On January 9, 2007, the Assembly opened the public hearing on Chapters 1, 2, 8, and 13, and continued it to their January 23 meeting.

The Planning and Zoning Commission held a public hearing on these chapters on November 13, 2006.  Deliberations were held on December 4 and 11; the commission recommended adoption with amendments on December 11.  Download their recommendations from the Public Hearing Draft page.

On November 1 and November 8, the Platting Board recommended adoption of Chapters 1, 2, 8, and 13 with amendments.  Go to Documents for Review to download those chapters with the Platting Board's recommended amendments.

The review and approval process of the chapters below has begun.  If adopted, these chapters will not become effective until the remaining chapters are also adopted, which is proposed for the third quarter of 2007.

- Chapter 21.08, Subdivision Standards
- Chapter 21.13, Enforcement

An economic impact analysis is proposed to be performed on the chapters below.  After the analysis is finished, a public hearing draft of these chapters will be released, in late February/early March 2007.

- Chapter 21.05, Use Regulations
- Chapter 21.06, Dimensional Standards and Measurements
- Chapter 21.07, Development and Design Standards
- Chapter 21.12, Nonconformities

Public hearings on these chapters are proposed for late April through late May.  The Planning and Zoning Commission deliberations are proposed for June and July, and Assembly deliberations for August through September 2007.

Note:  Chapter 9, Girdwood Land Use Regulations, and Chapter 11, Signs, have already been adopted and are in effect.  Chapter 10 is reserved as a placeholder for regulations specific to Chugiak-Eagle River, as directed by AR 2006-72.
