Comprehensive Plan Implementation

Girdwood Area Plan Update
|
|
The current Girdwood Area Plan (GAP) was adopted in 1995 and is intended to provide broad policy guidance for land use and development. Municipal code calls for comprehensive plan updates every 10 years and full rewrites every 20 years. The updated plan will continue to ouline general strategies for land development, location of major public facilities, use of municipal lands, and conservation and protection of natural resources and environemental features.

Midtown District Plan

The planning process for the Midtown District Plan is underway. The Midtown District Plan is an important step-down plan that will bridge the gap between the vision and goals set forth in the Anchorage 2020--Anchorage Bowl Comprehensive Plan and the implementation elements necessary to make that vision a reality. The Municipal Traffic Department is managing this project and has hired the consulting firm HDR Alaska to prepare the plan. A public hearing draft will be out sometime during the first part of 2008.

Anchorage Downtown Comprehensive Plan

The Anchorage Downtown Comprehensive Plan is intended to provide a strategic framework to guide future development in Anchorage's central business district (CBD). Go to the project page to learn more about the project, its schedule, and to download draft documents.

| Turnagain Arm Area Plan |

The Planning Department is initiating a rewrite of the 1987 Turnagain Arm Area Plan. This project will review and update community issues, identify community visions and goals, and produce new policies to manage and guide growth over the next 20 years. The planning area for this project includes the four communities of Rainbow, Indian, Bird Creek, and Portage. |

Title 21 Land Use Code Rewrite

As a major implementation element of the Comprehensive Plan, the Title 21 Land Use Code is in the process of being re-written for the first time in over 35 years. Four chapters were approved by the Assembly on April 10, 2007 (but have not yet taken effect), and seven more have been released for public review and are scheduled for public hearings before the Planning and Zoning Commission in October and November. A draft economic impact analysis on the rewrite is also expected to be released soon. |
| Anchorage Bowl Land Use Plan Map Update |

The Planning & Zoning Commission gave concept approval to the June 5, 2006 Issue-Response Draft Anchorage Bowl Land Use Plan Map, as modified by Issue-Response memoranda dated June 5 and 28, 2006. The Anchorage Bowl Land Use Plan Map is intended to be a guide for future city growth and development. Final approval of the draft Land Use Plan Map is anticipated to occur after final adoption of the Title 21 Rewrite. See the project website for more information.
