MC  --  Marine Commercial District

The MC district is intended for water-dependent and water-related commercial uses, with public access to the waterfront and Ship Creek.  This district is governed by section  21.40.270 of the municipal code.

MI  --  Marine Industrial District

The MI district is intended for a mix of marine commercial and light industrial manufacturing, processing, storage, wholesale and distribution operations that are water-dependent and water-related.  This district is governed by section  21.40.220  of the municipal code.

1 Dwellings are permitted other than at street level, as an accessory use.  Dwellings are permitted as the majority portion of a mixed use development if located at other than street level, as a conditional use.
2 Plus 1 additional foot for each 5 feet of building height over 35 feet.  
3 Three or more dwelling units require 100 square feet per dwelling unit.  
4 Buffer landscaping is required along lot lines abutting residential districts.  All areas not devoted to buildings, structures, drives, walks, off-street parking facilities or other authorized installations must be planted with Visual Enhancement landscaping.  See also the parking lot landscaping requirements of AMC 21.45.080.W.10.
5 If a yard is provided, it must be at least 5 feet wide.  The minimum yard adjacent to the bulkhead is 40 feet.
6 One dwelling unit is permitted as an accessory use in the same building as the principal use.
