Driveway Requirements

AMC 21.45.080.X.7.a sets the requirements for off-street parking "including all points of ingress and egress."

Driveways and parking areas in the following zoning districts "shall be paved with a concrete or asphalt compound to standards prescribed by the traffic engineer": R-1, R-1A, R-2A, R-2D, R-2M, R-3, R-4, R-5, R-7, R-O, B-1A, B-2A, B-2B, B-2C, B-3, B-4, I-1, I-2, I-3, D-2, D-3, MC, and MI.  Generally this means hot mix asphalt, but if the abutting road is gravel or RAP (recycled asphalt) the Traffic Engineer may approve RAP instead of hot mix.

Driveways and parking areas in the following districts "shall be paved with a concrete or asphalt compound to standards prescribed by the traffic engineer or shall be covered with a layer of crushed rock of no more than one inch in diameter to a minimum depth of three inches":  R-5A, R-6, R-8, R-9, R-10, and W.

Driveways and parking areas in the T and R-11 zoning districts subdivided for development at a residential density equal to or greater than the density permitted in the R-1A zoning district (one dwelling unit per 8,400 square feet, or 0.1928 DUA) "shall be paved with a concrete or asphalt compound to standards prescribed by the traffic engineer."  All other areas within the T and R-11 zoning districts "shall be paved with a concrete or asphalt compound to standards prescribed by the traffic engineer or shall be covered with a layer of crushed rock of no more than one inch in diameter to a minimum depth of three inches."

AMC 21.80.330.D: "The total width of driveway entrances to a lot from a street shall not exceed two-fifths of the frontage of that lot on that street, or one-third of the frontage if the platting authority finds that conditions warrant it, unless the subdivider provides for snow storage in a manner approved by the platting authority."

For other driveway requirements such as minimum width and maximum slope, see the Traffic Department's standards policy (in .pdf format.)
